If you are building a new home or remodeling, what is your most basic fear? Will they finish the job? That's it. Whether it's a general contractor or sub-contractor, there is a tendency to get the job done to about 95%, and then the next job becomes the priority. There are always issues that need follow up. Some major, and some minor. The smaller the issue, the more likely it will be left undone till the homeowner amplifies the issue and demands resolution. It should never get to that point, but too often it does. It's more than the issue itself, it's the aggravation the homeowner goes through to get the contractor to the finish line.

Ask your potential GC or sub-contractor how they handle follow-up issues. There needs to be a punch list procedure and an accountable person with whom you can readily communicate. How do they document and communicate timelines, including details you have identified, for fully finishing your project. These dates may change during the process, but you should always know the current agenda for finishing your project.
